We, J. R. Perry, Adeline Bruce, J. L. Bruce and Mary Bruce

For and in consideration of the sum of Seventy Five Dollars payable in one and two years, have this day bargained and sold and by these presents do transfer and convey unto A. F. Bruce his heirs and assigns a certain tract or parcel of land in State of Tennessee Sumner Co. in Civil Dist. No. 6 on the waters of Manskers Creek containing by estimation 115 acres be the same more or less and bounded as follows: Beginning at a rock Mouth of lane, Thence South 84 poles to a stake corner of 35 acre tract; Thence West 96 poles to a stake; Thence North 10 poles to a stake; Thence West 64 poles & 18 links to a stake; Thence N. 3 (degrees) W 24 poles to a stake; Thence N. 67 (degrees) W 28 poles to an oak; Thence N. 28 (degrees) W. 21 poles to an oak; Thence S. 83 (degrees) W. 24-1/2 poles to a stake; Thence N. 32 (degrees) W. 18 poles to a hickory; Thence N. 19 (degrees) E. 20 poles to two hickorys; Thence East 36 poles to a rock; Thence N. 63 (degrees) E. 22 poles to a stake A Bruces corner; Thence N. 68-1/2 (degrees) E. 3 poles to a stake; Thence N. 75 (degrees) E. 30 poles to a stake; Thence S. 72 (degrees) E. 18 poles to a center of road in P. Lewis line; Thence S. 28 (degrees) E. with Lewis line 5 poles to a point in center of road; Thence S. 28 (degrees) E. 9 poles & 8 links to a stake in center of road; Thence S. 28 (degrees) E. 9 poles & 8 links to a stake in center of road; Thence S. 59 (degrees) E. 12 poles to a point in center of road; Thence S. 40 (degrees) E. 10 poles to a stake in center of road Lewis line; Thence S 39 (degrees) W. 56 poles to two elms; Thence N. 75 (degrees) E. 94 poles to the beginning; To have and to hold the said tract with its appurtenances, estate, title, and interest thereunto belonging to him the said A. F. Bruce, his heirs and assigns forever. And the said J. R. Perry, Adeline, J. L., and Mary Bruce do hereby covenant with the said A. F. Bruce his heirs that they are lawfully seized of said land and that they have a good (sic) to convey it and that the same is unencumbered, And the said J. R. Perry, Adeline and J. L. Bruce & Mary Bruce do further covenant and bind themselves their heirs and assigns forever to defend the title to said land to the said A. F. Bruce his heirs and assigns against the lawful claims of all persons whomsoever.

Before me Jas. R. Wood a Notary Public within and for the Central Judicial District of the Indian Territory personally appeared Jas. R. Perry and J. L. Bruce personally well known to me to be the persons whose names appear subscribed hereto, and acknowledged they executed this instrument for the purposes and considerations pressed (sic) and set forth, and I do hereby so certify. Given under my hand and the seal of my office this the 16th day of May 1902 in the town of Coalgate, Central District, Indian Territory.

On this 2d day of May 1903, before me personally appeared Adeline Bruce to me known to be the person described in and who executed the foregoing instrument and acknowledged that she executed the same as her free act and deed. And the said Adeline Bruce further declared herself to be single and unmarried. In Testimony whereof I have hereunto set my hand and affixed my official seal at my office in Kirkville, Mo. the day and year first above written.
