For and in consideration of the sum of One Dollar
cash in hand paid, the receipt of which is hereby acknowledged, and the further consideration of one note for ($500.00) Five Hundred dollars, made by L. W. Denny, payable to Mrs. Emma H. Bruce, with interest from date, and payable in thirty days, lien retained on said note, and interest, on the within described property.

We, Emma H. Bruce and husband, Morey Bruce have bargained and sold, and by these presents do transfer and convey unto the said L. W. Denny, heirs and assigns, a certain tract or parcel of land in Sumner County, State of Tennessee, as follows, to wit:

being our (1/2) half undivided interest in 35 acres, more or less, known as the Dunn place on Slaters Chapel Creek, 6th Dist of Sumner Co, Tenn: Beginning at a stake and elm pointer, thirty seven poles East of Stewarts S.W. corner; th, with the Blakemore line S, 88-1/2 (degrees) E, down the road 75 poles to a stake in Slaters Chapel Creek; th, th, up said creek to corner of fence; th, with fence to center of County road to Honey locust tree at gate as marker and corner; th, W, 171 feet to center of creek in the old line; th, with center of creek N. to a gum stump, our corner at mouth of Jno Fulkes spring branch; th, N, 62 (degrees) W, five poles to a small sycamore marked G.F.F; /xxx/ th, w,
60 poles to a small hickory on ridge; th, with the summit of the ridge N. 65 (degrees) W, 11 poles to a small ash; th, S, (degree) E, 35 poles to a stake and beech pointer in the old Lassiter line 39 poles North of Stewarts S. W. corner; th, S, 50 (degrees) E, down a branch to an elm; th, S, 32-1/2 (degrees) E, down the same branch 19 poles to the
beginning, containing 35 acres, more or less. Being one of the two tracts of land conveyed to Mrs. Emma H. Bruce and Robt. T. Fisher by Geo M. Dunn and wife, Hilda Dunn, recorded in Book #68, page 61, ROSC, Tenn.

To have and to hold the said tract or parcel of land, with the appurtenances, estate, title, and interest thereto belonging to the said L. W. Denney, his heirs and assigns, forever. And we do covenant with the said L. W. Denney that we are lawfully seized and possessed of said land in fee simple; have a good right to convey it, and the same is
unincumbered. And we do further covenant and bind ourselves, our heirs and representatives, to warrant and forever defend the title to the said land to the said L. W. Denney, his heirs and assigns, against the lawful claims of all persons whomsoever.

Personally appeared before me, S. H. Wilhoite, a
Notary Public in and for said County and State, the within named Emma H. Bruce and husband, Morey Bruce, the bargainors, with whom I am personally acquainted, and who acknowledged that they executed the within instrument for the purposes therein contained. And Emma H. Bruce, wife of the said Morey Bruce having appeared before me, privately and apart from her husband, the said Emma H. Bruce acknowledged the execution of the said instrument to have been done by her freely, voluntarily, and understandingly, without compulsion or constraint from her said husband, and for the purposes therein expressed.
