For and in consideration of the sum of Two Hundred and fifty Dollars, One hundred dollars cash in hand paid by Pearl Bruce & said Pearl Bruce has given me two notes one for one hundred dollars due in twelve months from this date, and one for fifty dollars due in eighteen months from this, said notes bearing interest from date and is a lien upon the land herein described until paid. We, A. F. Bruce & wife Kate Bruce have bargained and sold and by these presents do transfer and convey unto the said Pearl Bruce his heirs and assigns 2 certain tracts or parcels of land in 6th Civil District Sumner County, State of Tennessee, as follows: First piece bounded as follows: Beginning at a rock at mouth of lane & running South 84 poles to a stake corner of 35 acre tract, thence west 96 poles to a stake; thence North 10 poles to a stake; thence west 64 poles & 18 links to a stake; thence North 3 (degrees) West 24 poles to a stake; thence North 67 (degrees) West 28 poles to an oak; thence North 28 (degrees) West 21 poles to an oak; thence South 83 (degrees West 24-1/2 poles to a stake; thence North 32 (degrees) W. 18 poles to a hickory; thence N. 19(degrees) East 20 poles to two hickorys; thence East 36 poles to a rock; thence North 65(degrees) East 22 poles to a stake A. Bruces corner; Thence North 68-1/2 (degrees) East 80 poles to a stake, thence North 75 (degrees) East 30 poles to a stake; thence South 72 (degrees) East 18 poles to center of road in P. Lewis line; Thence; thence (sic) South 28 (degrees) East with Lewis line 5 poles to a point in center of road; Thence South 28 (degrees) East 9 poles & 8 links to a stake in center of road; Thence south 59 (degrees) East 12 poles to a point in center of road; Thence South 40 (degrees) East 10 poles to stake in center of road in Lewis line; Thence South 39 (degrees) West 56 poles to two elms; Thence North 15 (degrees) East 94 poles to the beginning containing 115 acres more or less, it being the land conveyed to me by J. R. Perry, Adeline Bruce, J. L. Bruce, & Mary Bruce & of record in Deed Book 54 page 392 R.O.S.C. 2nd tract bounded as follows: Beginning at a stake in center of road North West of P. Lewis tract thence North 22 (degrees) West 35 poles to a Point in center of road; thence North 27 (degrees) East 9 poles & 13 links to a stake in old line; thence West 92 poles to a poplar stump; thence South 65 poles to a rock thence North 68-1/2 (degrees) East 22 poles to a stake; thence North 75 (degrees) East 30 poles to a stake; thence South 72 (degrees) East 18 poles to center of Road; Thence South 28 (degrees) East 5 poles to the beginning containing 25 acres more or less. To have and to hold the said tract or parcel of land with the appurtenances, estate, title, and interest thereto belonging to the said Pearl Bruce heirs
and assigns, forever. And we do covenant with the said Pearl Bruce that we are lawfully seized and possessed of said land in fee simple, have a good right to convey it, and the same is unencumbered. And we do further covenant and bind ourselves and our heirs and representatives to warrant and forever defend the title to the said land to the said Pearl Bruce his heirs and assigns, against the lawful claims of all persons whomsoever.

Public in and for said County and State, the within named A. F. Bruce & wife Kate Bruce the bargainors, with whom I am personally acquainted, and who acknowledged that they executed the within instrument for the purpose therein contained. And Kate Bruce, wife of the said A. F. Bruce, having appeared before me privately and apart from her husband, the said Kate Bruce acknowledged the execution of the said instrument to have been done by her freely, voluntarily and understandingly, without compulsion or constraint from her said husband and for the purposes therein expressed.
